New York Beach House
An existing 1940’s bungalow (which was expanded in the 1980’s) provided the structural framework for a full gut renovation allowing the property to be made energy efficient and flood resistant. Our renovation replaced the envelope, increasing insulation, providing an air barrier and extensive shading of glazing. The massing of the existing building was retained, but the ground floor was opened to allow passage of floodwaters and the creation of ground level ‘shade gardens’ below the house. Interlocking and flowing spaces provide a balance of open, light-filled gathering spaces and shaded, private bedrooms.
